What is a CSA A277 certified builder?
CSA A277 is the factory certification pathway for modular homes in Canada: the home is built and inspected in the factory, certified to the destination building code by a third party, and arrives with the documentation a municipality's plan review expects. Two consequences matter for a buyer. An A277 modular on a permanent foundation is real property, which opens conventional and CMHC-insured mortgage financing, and it is placeable as a permanent dwelling, which a home on wheels is not.

Why the A277 pathway underpins laneway approvals
In BC there is a further reason the pathway matters: A277 certification is the trust framework behind laneway homes and garden suites, since municipal programs expect a dwelling certified to the BC Building Code.
