In practice, yes: the CSA pathway a home is built under decides where it can legally go and how it can be financed. CSA Z240 covers tiny homes on wheels under the RV pathway. CSA Z241 covers park models, a recreational standard rather than a primary-residence path. CSA A277 covers modular homes certified to the building code in the factory with third-party inspection; that is the pathway that makes a unit real property, mortgage-financeable, and placeable as a permanent dwelling.
