What is the difference between CSA Z240, Z241, and A277?
They are the three CSA pathways a factory-built home can be built under in Canada, and the choice decides where the home can legally go and how it can be financed. CSA Z240 RV is the recreational vehicle standard for tiny homes on wheels: recognized by insurers and RV-style lenders, not a permanent-dwelling permit path. CSA Z241 is the park model trailer standard for resort lots, campgrounds, and recreational property: a recreational standard, not a permanent-dwelling path. CSA A277 is the factory certification procedure for modular homes: the home is built to the destination building code and inspected by a third party in the plant, which is what makes it real property, financeable with a conventional or CMHC-insured mortgage, and permittable as a permanent dwelling.

What follows from the standard you build under
Z240 is two series: Z240 RV and Z240 MH
The Z240 designation covers two different series. CSA Z240 RV covers recreational vehicles, and it is the series tiny homes on wheels are built under. CSA Z240 MH covers manufactured homes, the factory-built homes on a steel chassis that BC regulates under its Manufactured Home Standards Regulation. When a builder says a home is built to Z240, ask which series they mean, because different financing and placement rules follow from each.
Financing follows the standard
A home on wheels built under Z240 RV is personal property and finances through RV-style or chattel lending. An A277 modular set on a permanent foundation is real property, so it follows the conventional mortgage path, including government-backed mortgage insurance for factory-built homes. The same size of home becomes a completely different lending product, decided by the pathway it was built under.
Placement follows it too
A Z240 RV home places under RV and pad rules, and treatment varies by municipality. A Z241 park model belongs on resort lots, campgrounds, and recreational property. An A277 modular certified to the BC Building Code is the pathway municipal laneway and garden suite programs expect, and it arrives with the documentation a plan review asks for.
None of the three replaces your local permit. A277 makes the permit path smooth, not invisible, and no CSA standard overrides zoning. The marks are also Canadian only: the US equivalents are RVIA or NOAH inspection for movable homes, ANSI A119.5 for park models, and IBC or IRC modular programs with a state insignia, and one home carries one country's certification, never both.
