You pay in five milestones — 35 / 30 / 20 / 10 / 5 — and money never runs ahead of the work. Each payment is requested only after the stage is photographed and shared; the final 5% follows your walkthrough.

How much does a tiny home cost in Canada?

It depends on the class — tiny home on wheels, park model, or modular — plus size and finish. Our flagship, a 284 sq ft tiny home on wheels, is priced from $119,900 CAD for its US-delivery build spec, which is available for delivery now; Canadian certification and delivery for it are planned, not yet open — join the waitlist for the Canada timeline. Pricing for the remaining five models will be announced at launch; join the waitlist for first access.

What is included in the base price of a tiny home?

Every KYRAX tiny home base price includes: full kitchen with premium appliances, complete bathroom, high-efficiency mini-split HVAC, LED lighting, electrical panel and wiring, plumbing, insulated walls and roof, interior finishes, and delivery coordination. There are no hidden fees or surprise charges.

How much do tiny home upgrades cost?

Common upgrades include solar panel systems, composting toilets, water filtration, smart home integration, cedar siding, and two-bedroom layout upgrades. All upgrades are installed during construction, and each is priced line by line on the final options menu — confirmed on your written quote at consultation.

Can I finance a tiny home?

Tiny homes on wheels are typically financed with RV or chattel loans in Canada. Our modular models on permanent foundations qualify as real property — eligible for conventional and CMHC-insured mortgages, and for CMHC secondary-suite programs when built as a garden or laneway suite. Are tiny homes cheaper than regular houses?

Significantly. The average Canadian home costs well over $650,000 — and around $900K in BC. Our flagship tiny home is priced from $119,900 CAD for its US-delivery build spec (available for delivery now; Canadian delivery is planned) — a fraction of a traditional home's cost, with lower utilities, taxes, maintenance, and insurance on top.
