Can you get a mortgage for a tiny home in Canada?
It depends on what the home is in the lender's eyes. A CSA A277 modular home on a permanent foundation is real property: conventional and CMHC-insured mortgages apply, with government-backed mortgage insurance for factory-built homes, and CMHC-supported refinancing options exist specifically for homeowners adding a secondary suite. A tiny home on wheels is personal property: it finances with RV-style or chattel lending, not a mortgage.
