Permanent foundation
Modular Tiny Homes
KYRAX modular tiny homes are panelized builds designed for permanent foundations. Code-compliant, financeable through conventional mortgages, and built with the same precision as our trailer-based models. The permanence of a house with the efficiency of tiny living.
01 — The certification pathway
Why the modular pathway changes what a tiny home can be
In Canada, KYRAX modulars are built under CSA A277: the home is certified to the building code in the factory, with independent third-party inspection at every stage. It is the reliable permittable path to a permanent dwelling — the documentation package municipalities recognize.
On a permanent foundation, an A277 home is real property. That opens conventional and CMHC-insured mortgage options that homes on wheels and uncertified builds can’t access.

Foundation Tiny Homes
A permanent home with a minimal footprint. KYRAX foundation models are built to the same standards as conventional homes — they sit on concrete pads or piers, connect to municipal services, and comply with provincial building codes.
