Are tiny home kits cheaper than a finished home?

A kit's price and a finished home's price are not measuring the same thing, which is why kits look so much cheaper than they turn out to be. A kit typically supplies the shell: wall, roof and floor panels ready to assemble. You still supply the trailer or foundation, the plumbing, the electrical, the insulation, the finishes, the labour and the time, plus the inspections and certification. A finished home price includes all of it.

How to compare a kit against a finished home

The honest way to compare is to price the completed home in both cases: kit cost plus every trade, material and permit you will pay for separately, against a turnkey price. That comparison often closes most of the gap, and it closes all of it once your own time is worth something.

The other difference is certification. A home has to be built and certified to a standard before it can be financed, insured and placed, and that documentation is far harder to assemble on a self-finished kit than it is on a factory build that is inspected as it goes.
