Financing — United States
Tiny home financing in the USA — in order, in plain language.
Financing follows certification. Because third-party certification through NOAH is written into every KYRAX build contract, a US lender has something real to lend against on a movable unit; IBC/IRC modular on a foundation follows the standard mortgage path. Here’s each one, step by step.
Path A — Movable (RVIA / NOAH)
Chattel and RV lending, NOAH-recognized
Third-party NOAH certification is recognized by US lenders and insurers — it’s the difference between “trailer” and “asset.”
Apply with a chattel or RV lender; the NOAH certificate and build documentation support the application.
Titling and registration vary by state — we confirm yours before contract.
Path B — Modular (IBC/IRC)
The mortgage path
Built to IBC/IRC 2021 with your state’s modular program insignia — real property on a foundation.
Conventional mortgage lending applies; your lender sees a code-built house, because it is one.
We confirm the state program and reciprocity before we promise anything.
Rent from a suite you haven’t built yet won’t help you qualify
Fannie Mae does count rent from an accessory dwelling unit toward mortgage qualification, but only from one ADU that already exists, only on a purchase or a limited cash-out refinance, and only up to 30% of your total qualifying income. So a home that already has a rented suite can use that rent. A suite you are about to add cannot help you qualify for the loan that pays for it.
Other lenders and loan programs set their own rules. If your plan only works with the suite’s rent counted, get the lender’s answer in writing before you sign anything. Source: Fannie Mae Selling Guide B3-3.8-02, checked 14 September 2026.
What lenders will ask for
Certification record for your unit · Signed build quote · Land or pad status · Your KYRAX documentation package — assembled for you, not by you
What we won’t do
Publish rates we can’t verify · Promise approval — that’s your lender’s call · Let you sign before financing and placement both make sense
