What do lenders ask for to finance a tiny home?

Four things, in practice: the certification record for your unit, a signed build quote, your land or pad status, and the documentation package that supports all three. None of it is exotic. What trips people up is that a self-built or uncertified home cannot produce the first item at all, which is usually the real reason a loan stalls rather than anything about the borrower.

Land or pad status matters more than most buyers expect. A lender is deciding what happens to the home if the loan goes bad, so where the home will legally sit is part of the credit decision, not a detail to sort out later.
