What credit score do you need to finance a tiny home?
There is no single number, and anyone quoting one without naming the program is guessing. For the Canadian path, government-backed programs for factory-built homes generally look for a minimum score around 600, though each lender sets its own bar on top of that. A larger down payment can offset a thinner credit file. We do not publish a US figure because we have not verified one, and a made-up threshold would be worse than no answer.

What lenders weigh besides the score
Score is rarely the whole decision. Lenders are also weighing what the home is in law, which is set by its certification pathway, and where it will sit, which is set by your land or pad status. A strong file on an uncertified home can still fail, and a modest file on a certified modular on land you own can pass.
If the numbers look tight, the useful thing is to find out early rather than after a deposit. The pre-check returns an answer in 48 hours with no credit pull, and we will tell you honestly if it does not look like it works.
