01 — What to know
Materials make the tier, not square footage
In a home this size the finish budget concentrates. Flooring, counters, cabinetry and fixtures that would be a stretch across a full-size house are attainable across a tiny home's footprint, which is why a well-specified small home can carry a finish level most houses cannot.
KYRAX luxury builds carry hardwood or engineered stone flooring, quartz countertops, soft-close custom cabinetry, designer lighting, high-end appliances and smart home wiring, with premium insulation and upgraded HVAC underneath the finishes.
Certification is part of the specification
Finish photographs well; classification is what you live with. The Cove and Zenith are built to CSA A277, the modular standard, inspected at the factory stage and treated by municipalities as buildings. The Vista is built to CSA Z241 as a park model. Certification is completed before delivery, and the build documentation comes with the home.
That matters at this tier because the alternative is common: high-end finishes on an uncertified shell. The finish level is visible in a showroom; the standard the home is built to only shows up later, at insurance, financing and resale.
Financing follows the format
A modular home on a permanent foundation is real property. Built to CSA A277, the Cove and Zenith follow the mortgage path, in Canada including CMHC-insured options, which changes both the rate and the term available compared with personal-property lending.
The Vista, as a park model, is financed as personal property instead. If the budget is meaningful, settle the classification question before the finish question, because it decides what the home costs per month, not just per square foot.
Specified at design time, not upgraded later
Layout, exterior and upgrades are chosen at consultation, before the build starts, and systems are sized to your site at design time. The insulation, HVAC and electrical are specified together with the finishes, not retrofitted around them.
Pricing for the Cove, Vista and Zenith is announced at launch, and the waitlist sees it first. No figure is published before it is confirmed; that is a house rule, and it applies to the luxury tier the same as everywhere else on this site.
