01 — What to know

Two real bedrooms means going wider than a trailer

A home built to tow is capped at 8 ft 6 in wide, and inside that envelope a second enclosed bedroom costs the living area its width. That is why genuine two-bedroom tiny homes are almost always the wider formats: the Vista park model is 10 ft 6 in wide and the Zenith modular is 12 ft. The extra width is what lets two rooms close their doors without the rest of the home becoming a corridor.

KYRAX homes on wheels take the other path: the second sleeper is a loft or a den, not an enclosed room. If you need two doors that close, plan on a park model or a modular from the start.

The Zenith's second bedroom is optional by design

The Zenith's base layout pairs one bedroom with a flex den, a room that works as an office, a guest room or a nursery. Because a modular home's rooms are specified at design time, before the build starts, the den can be ordered as an enclosed second bedroom instead. You choose the configuration at consultation; nothing is retrofitted later.

The den exists because second rooms get used differently: an office for one household, a child's room for another, a guest room for a third. Specifying it at design time means the room is built for its actual use instead of converted after the fact.

What about three bedrooms?

Three enclosed bedrooms inside a tiny home footprint leaves very little home. Bedrooms are the most space-expensive rooms on a small plan, and at roughly 500 sq ft a third one is usually paid for with the living area. Listings that advertise three bedrooms at these sizes often count a loft as a bedroom, which is a different thing from an enclosed room.

The honest KYRAX answer is two bedrooms plus flexible space. If your household genuinely needs three enclosed rooms, a small home beyond tiny-home sizes will serve you better than a stretched tiny plan, and we will tell you so at consultation.

Both two-bedroom paths are buildings to finance

The Vista is built to CSA Z241 as a park model and is financed as personal property. The Zenith is built to CSA A277, the modular standard, inspected at the factory stage and treated by municipalities as a building, which is the classification the mortgage path depends on. Certification is completed before delivery for both.

For a family buying its main residence, that difference usually matters more than any finish choice: it decides the rate, the term and what the home is worth to a lender later. The financing pages walk both paths.
