Can you put a granny pod in your backyard in BC?

In much of BC, yes, though you will not find the words in any bylaw. What people call a granny pod is regulated as a garden suite, a laneway home or an additional dwelling unit, and the rules come from your municipality rather than the province. The figures diverge more than most people expect: Surrey permits a detached garden suite of 35 to 75 square metres in every residential zone that allows detached houses, duplexes and houseplexes, and excludes it from the lot's floor area ratio; Vancouver allows up to 0.25 FSR to a ceiling of 186 square metres in the R1-1 zone; and Burnaby removed maximum floor area entirely in June 2024, so height, setbacks and lot coverage set the size instead.

What BC municipalities actually allow, city by city

Whether your parent can live there is not usually the constraint. These are self-contained dwellings, so the same unit works for a parent, an adult child or a tenant, and BC's small-scale multi-unit housing legislation pushed municipalities across the province to enable more homes on lots that used to allow one.

The constraint is the lot. Lot size, siting, servicing and whether you have lane access all change the answer, and one municipality's figure is not a guide to its neighbour's. Surrey draws the distinction that catches people most often: a coach house sits above or attached to a garage and needs lane access in the smaller-lot zones, while a fully detached garden suite does not, so a lot with no lane is usually still a garden suite lot.

A modular unit built under CSA A277 is certified to the BC Building Code by a third party before it ships and lands in the backyard finished, which matters more than usual on a tight lot beside an occupied house: the disruption is measured in days on site rather than months.
