3. What is your structural warranty?

A reputable tiny home builder offers at minimum a 1-year warranty on all systems and a longer warranty (3–10 years) on structural components. Ask for the warranty in writing before signing anything. "We stand behind our work" is not a warranty — a written document with specific terms is.

4. Can I visit your facility?

If a builder won't let you visit their manufacturing facility or construction space, ask why. Legitimate builders welcome site visits. You'll learn more from an hour at the facility than from any brochure.

5. What is your build timeline and what happens if you miss it?

Build timelines range from 8–20 weeks. Supply chain disruptions, high demand, and understaffing regularly cause delays. Ask what contractual protections you have if delivery is delayed and whether deposit money is held in trust.

6. What does your deposit structure look like?

A deposit reserves your build slot and funds early material procurement. Deposits typically range from 5% to 30% of the home price. Be wary of builders who ask for more than 30% before construction begins. Ask what happens to your deposit if the builder goes out of business — whether it is held in a trust account is an important distinction. The advertised price is not the total cost. Ask specifically:

Issues always emerge in the first weeks of living in any new home. Ask what the process is for warranty claims, who to call, and what the response time commitment is.
